The vision
What is the White Rose Performance Institute?
It is a proposed football, rugby and performance destination for women and girls in Hull and East Yorkshire: one integrated building over two principal floors with a set-back rooftop hospitality level, alongside four full-size grass pitches.
Why is it needed?
Participation in women’s and girls’ football and rugby has grown rapidly, but the infrastructure has not kept pace. Talented players in the region routinely travel elsewhere for the standard of coaching, testing, conditioning and medical support that should be available locally.
Who is it for?
Training and play across the gyms and pitches is for women and girls. The café, restaurant, rooftop club, conference suite, education spaces and family areas serve everyone, and men are welcome as coaches, staff, professional service providers and guests in those public spaces.
Funding
What is the indicative development cost?
Approximately £40 million to £60 million, subject to professional validation. This is a broad indicative range for discussion only, not a costed estimate.
How will the Institute be funded?
The intention is a blended structure combining private investment, development partnership, sponsorship and naming rights, philanthropic support through the Founders’ Wall, and grant funding from sport, health, education and regeneration sources.
Is this an offer of investment?

Are financial projections available?
Detailed projections are not published on this site. The commercial model describes the revenue streams and how they interact; financial detail is shared directly with serious parties under appropriate arrangements.
Location
Where will the Institute be built?
A site has not yet been secured. The proposal is for Hull and East Yorkshire, and a search is underway for an indicative 18–22 acre site with suitable access, services and planning prospects.
How much land is required?
An indicative 18–22 acres, accommodating the building, four full-size pitches, parking, servicing, landscaping and ecological provision.

Facilities
What is proposed on each level?
Ground floor: athlete operations, the Women’s Gym of approximately 200 stations, a strength and conditioning gym of approximately 40 stations, physiotherapy, recovery, changing, crèche, café and restaurant. First floor: conference suite, education and classrooms, analysis suite and administration. Rooftop: The White Rose Rooftop Club, an indoor bar with an outdoor terrace.
How many pitches are proposed?
Four full-size grass pitches: two for rugby and two for football, with correct markings, posts and floodlighting.
Will there be a stadium or spectator seating?
No. No stadium, grandstands or spectator seating are proposed. The Institute is a performance and participation destination rather than a match-day venue.
Is there a swimming pool?
No. The recovery suite is specified for performance benefit — sauna, hot and cold immersion, contrast bathing and compression recovery. The capital and running costs of a pool are disproportionate to the benefit.
Is childcare provided?
A crèche with a secure overlooked garden is proposed, because childcare is one of the largest practical barriers to regular training. Provision would be subject to registration, staffing ratios, safeguarding policy, insurance and operator approval.
Commercial opportunities
How does the Institute generate income?
Through connected streams: gym and recovery memberships, academies and private coaching, pitch hire, corporate wellbeing, physiotherapy and clinical services, education and conferencing, hospitality across the café, restaurant and rooftop club, sponsorship and naming rights, and the player-development model.
What is the player-development model?
Academy players would be offered development contracts to the age of 21. A club may buy a player out of that contract early, and sell-on entitlements of 20% of a future transfer fee are proposed. All arrangements would be subject to governing-body regulation and legal advice.
Are naming rights available?
Yes. Naming-rights and facility-partnership opportunities are proposed across the building, the gyms, the pitches, the conference suite and the rooftop club. Discussions are open now.
The Founders’ Wall
What is the Founders’ Wall?
A permanent architectural record of the people and organisations who make the Institute possible, built into the fabric of the entrance atrium, with a digital companion display. Five levels of recognition are proposed.
Is a Founders’ Wall gift an investment?
No. Philanthropic support is a gift and carries recognition rather than any financial return, ownership, equity or commercial entitlement. Investment and sponsorship are separate routes.
Can I register now?
You can register your interest now. No payment is taken through this website; registrations are simply expressions of interest, followed up directly.
Community
Will community clubs and schools be able to use the Institute?
Yes. Club, county, school and college use is central to the proposal, alongside community programmes, camps and holiday provision.
Will there be public spaces?
The café, restaurant, members’ lounge, rooftop club, conference suite and education spaces are public-facing and open to all visitors.
What is the wider social benefit?
Improved access to physical activity for women and girls, female coaching and officiating pathways, education alongside sport, local employment and a regional facility that currently has no equivalent.
Development timeline
What stage is the project at?
Early-stage concept. The vision, masterplan concept, facility brief and prospectus are complete; the site search, partnership conversations and funding discussions are live.
When would construction begin?
No construction date can responsibly be given. Delivery depends on securing a site, funding, planning consent and technical assessment.
