Two full-size grass rugby pitches with H-posts and correct markings, developed alongside the football pathway and served by the same performance, medical and analysis provision.

The pitches

Two full-size grass rugby pitches

A working rugby environment for women and girls, not a show pitch: correct dimensions, correct posts, floodlighting and direct access to changing.

The remaining two of the four proposed pitches are laid out for rugby, with H-shaped posts, correct markings and floodlighting. As with football, no stadium, grandstands or spectator seating are proposed; the site is built for training and play.

Rugby squads use the same strength and conditioning hall, physiotherapy suite, rehabilitation gym, recovery provision and analysis suite as their football counterparts, which is what makes a facility of this scale viable in one region.

Community rugby, schools programmes, club training and representative camps are all intended uses, alongside the academy pathway.

Two codes, one institute

Why football and rugby sit together

Pairing the codes is a deliberate operational decision rather than a compromise.

  • Shared performance demands

    Football and rugby draw on the same strength, power and collision-readiness work, so one conditioning programme and one medical team serve both codes.

  • Complementary calendars

    The two codes peak at different points of the year, which improves year-round utilisation of the pitches, the gyms and the hospitality spaces.

  • One regional pathway

    Players, coaches and clubs in both codes gain a single regional home for testing, education, rehabilitation and camps.
